Being so close to the busy center of Charlotte, South End doesn’t have a lot when it comes to industrial commercial properties. However, you can find a few quality properties in this area that are small to medium size. 

Most industrial spaces in this neighborhood range from 7,000 to 17,000 square feet, and sell for around $327/sf. These are largely Class B and Class C buildings.

This area also has a few industrial rent listings available. These tend to be on the smaller side and rent for an average of around $17/sf/yr.

Warehouse Space in the Charlotte South End Neighborhood

Like your typical industrial space, warehouses also tend to be limited in South End. In this busy neighborhood, it’s just not practical to have a whole bunch of large warehouses taking up space. Many of the existing warehouses have been or are being converted for other uses through a process called “adaptive reuse“. Instead of being industrial warehouse buildings, they’re now mostly breweries and restaurants. 

There are a few warehouses here, but they tend to be on the smaller side. Most are under 10,000 square feet. The average price for warehouse space in the South End area is $26/sf/yr for rentals and $385/yr for properties for sale. Most of these are older, Class C buildings.

More popular places for industrial outdoor storage include more rural cities like Fort Mill, Indian Land, and Monroe, in addition to the busy Airport neighborhood.
