The SouthPark Neighborhood of Charlotte, NC

The SouthPark Neighborhood

Once a 3000-acre dairy farm, the neighborhood of SouthPark has seen many development opportunities over the years. The dairy farm, which was bought in the 1920s, was owned by Governor Cameron Morrison. He called it Morrocroft. Over the years, the Morrison family sold parts of the land, and residential neighborhoods were built. Charlotte was really developed from the center out, and this neighborhood only 6 miles south of Uptown was transformed from pasture land to an affluent suburban community.

The prestigious SouthPark Mall, built in 1970, has continued to grow and evolve and is now home to over 150 stores and restaurants. It’s located at the corner of Fairview Road and Sharon Road and spans nearly 1.8 million square feet. This high-end shopping center is one of SouthPark’s major attractions, as patrons flock from nearby Charlotte cities to enjoy shopping and dining opportunities including Gucci, Kate Spade, Coach, Louis Vuitton, Macy’s, Crate & Barrel, and many more.

Beyond just the mall, though, there’s plenty more to do in this beautiful suburban community. Enjoy summer concerts by the Charlotte Symphony Orchestra at Symphony Park, get some exercise at the Harris YMCA, inspire your inner artist at Anne Neilson Fine Art or Noah’s Art, visit the SouthPark Regional Library, check out the new Restoration Hardware with rooftop dining, or take a bike ride on Backlot Trail.

And when you’re hungry, don’t forget to stop by one of SouthPark’s favorite restaurants like Dilworth Tasting Room, Village Tavern, The Original Pancake House, The Palm, and so many more.

Both families and individuals enjoy the many opportunities that the community of SouthPark offers. Whether you feel like a picnic in the park or a fancy date night, there are plenty of options to choose from among the diverse opportunities that SouthPark holds.

Investment Opportunities in SouthPark

The main investment opportunities in SouthPark are focused around the retailer side of the commercial real estate market. Many investors with an entrepreneurial spirit love the potential for high-income investment properties centered around this classy suburban city with higher levels of disposable income.

In addition, it’s common for franchisors to take advantage of the 1,500-2,000 square foot retail and restaurant spaces that are available in this ideal location.

Office buildings (including medical office buildings, business offices, and condos), multi-family buildings, retail strip centers, and mixed-use properties also offer lucrative investment opportunities in the south Charlotte neighborhood of SouthPark.

Whether you’re looking for your next office building to rent or lease or you have your eye on retail properties, our team at Regent understands the landscape of commercial properties in the SouthPark neighborhood. Our priority is to help you find a space that fits with your long-term investment goals and walk with you through every step of the process.

Office Space in the SouthPark Neighborhood of Charlotte

Office Space in the SouthPark Neighborhood of Charlotte

For available office space in SouthPark, you’ll find a lot of Class A buildings in more modern developments and large complexes, including Fairview Plaza III, an office hub on the south side of town. These choice offices aren’t the high-rise buildings you’ll find closer to the heart of the city – most tend to be less than 10 or 12 stories tall.

The upscale office opportunities in this suburban city attract many successful business people. If you’re planning to lease office space in SouthPark, you can expect to pay around $38/sf/yr.

Industrial Space in the SouthPark Neighborhood of Charlotte

Because this neighborhood is home to lots of the business people and affluent decision-makers of the community, industrial spaces are quite rare. The high-class shopping, wealthier neighborhoods, and busy bars and dining opportunities tend to push the blue-collar industries a bit further outside of the city.

Warehouse Space in the Charlotte Uptown Neighborhood

The bustling and prosperous business district of SouthPark means that warehouse space is another type of commercial real estate that isn’t common in this neighborhood. Instead, the suburban living spaces, shopping, dining, and office opportunities take precedence in this North Carolina suburb.

Flex Space in the SouthPark Neighborhood of Charlotte

No, you won’t find much at all for flex space here, either. For business people in this district, the mix of office and warehouse square feet that flex space offers just isn’t needed.

Retail Space in the SouthPark Neighborhood of Charlotte

Retail spaces are abundant in this area – both for sale and for lease. Many investors choose the high-end neighborhood of SouthPark to invest in franchises and retail strip centers. With the SouthPark mall anchoring the city’s shopping experiences, it only makes sense that retail investors want to take advantage of the flocks of shoppers that travel to SouthPark daily to enjoy the high-end shopping opportunities.

Industrial Outdoor Storage (IOS) Space in the SouthPark Neighborhood of Charlotte

Although industrial outdoor storage (IOS) space is increasing in popularity in many parts of North and South Carolina, the zoning in SouthPark isn’t the right fit for this type of commercial real estate. Industrial outdoor storage space is generally characterized by a smaller building on a large lot – usually at least an acre. It only makes sense that this type of space would be further outside of the suburban, higher-end atmosphere that SouthPark offers.
