Commercial Real Estate Listings With Maximum Accessibility

While “Charlotte North” (sometimes referred to as the North Submarket) isn’t an official neighborhood, this busy location is well known by Charlotte residents and businesses as a prime industrial passage. With I-85 and I-77 intersecting just 3.5 miles north of the Uptown Charlotte area, this region is ideal for industrial commercial properties.

Interstate 85 runs over 600 miles from Petersburg, Virginia to Montgomery, Alabama. And Interstate 77 is also over 600 miles in length, running north and south from Cleveland, Ohio to Columbia, South Carolina. These interstates connect to a number of other interstates to provide access all over the country. The accessibility of the Charlotte North corridor has made this a highly-sought-after location for those wanting to find high-quality listings with maximum interstate convenience, right inside of the Queen City. And even though this prime location offers interstate advantages in the largest city in North Carolina, the average cost of commercial space in this community is generally not astronomical.

The Charlotte North Neighborhood

While the Charlotte North, I-77/I-85 corridor of North Carolina is best known for industrial space and warehouse space, there are also a handful of other commercial property types in the area, including office, flex, and retail spaces. Since there are less residential properties here than in other neighborhoods around Charlotte, most of the retail opportunities include popular businesses such as McDonald’s, Food Lion, Aldi, gas stations, and other convenient dining options. There are a handful of churches, schools, and other accessible local businesses in the area as well.

Perhaps surprisingly, even though it’s a humming industrial area with busy highways, there’s still green space in this part of beautiful Charlotte, NC. The Ribbonwalk Nature Preserve (a 188 acre urban forest), Sunset Hills Golf Course, and other smaller parks and green spaces make this area feel a bit less urban than the busier neighborhoods closer to the center of the city. There’s also a bit of commercial land still available for building.

IOS users often transport a significant amount of product in and out, so having a property right on I-77 and I-85 is ideal. We’ve worked with a number of clients to find industrial outdoor storage properties in the Charlotte North submarket.

Because of the convenience of this area and the somewhat limited amount of acreage, the cost of IOS space tends to be higher in this market than in some other neighborhoods around Metrolina.

Case Study – Expanding Doesn’t Have to Be Inconvenient

The need for growth and expansion doesn’t necessarily require a company to completely relocate to another neighborhood. And this was the case for one of our recent clients, who was able to expand their business while still enjoying the convenience and access of their business home in Charlotte North.

Our client worked in a specialized niche, selling gear bags and emergency equipment to medical providers, such as hospitals and ambulances (an important job!). This medical distribution company employed about 15 people, and soon needed to expand out of their existing, 20,000 square foot warehouse space.

We were honored to be able to work with them to find another similar space that fit their needs, but provided a lot more square footage for housing and distributing their products. After walking through our step-by-step process with them to understand their needs and find a list of available properties that fit, they settled on a 50,000 square foot warehouse distribution building not far away from their current location. We finished out the process with due diligence, expert negotiation, and walking through the closing documents together.

Our client is thriving in their new building with plenty of space to continue serving their customers!
