Experience Gaston County’s Premium Belmont Location

Within Gaston County, Belmont tends to be home to the higher end residential and retail spaces. While it’s not quite as well-to-do as the SouthPark area, this charming town certainly has many benefits of its own. One of the top selling points of Belmont to its 15,000+ residents is the access it provides to the Catawba River, which borders the city on the eastern side. This river is part of the lake stream that runs all the way from Lake Norman in the north, to Mountain Island Lake, and then flows down into Lake Wiley and the Tega Cay area near Rock Hill and Fort Mill.

Since waterfront properties are always popular, the long, accessible river running along one side of the town makes this small city an excellent place for residential home building opportunities. However, even with the abounding natural beauty, there’s a slightly lower cost of living here than some of the other higher-end areas of metro Charlotte, such as SouthPark and the Lake Norman Area.

In addition to the waterfront access and aquatic opportunities that Belmont offers, this convenient location also boasts excellent proximity to downtown, the airport, and I-85. From their suburban neighborhoods, residents can be in Mecklenburg County quickly. Uptown is just a 25-minute drive, and the Charlotte Douglas International Airport, one of the world’s busiest airports, is just 15 minutes away.

The up-and-coming new light rail station also plans to offer the Belmont community another access point into many other parts of the greater Charlotte area through the Charlotte Area Transit System’s LYNX Silver Line.

When it comes to real estate, the many benefits that Belmont has to offer lend well to newer residential, newer retail, and some warehouses and manufacturing – both old and new. The local market is also home to a number of office space properties. These generally tend to be smaller and include medical offices, dentists, and the like. While Belmont highlights the residential market, there are a number of commercial real estate opportunities in this delightful city.

At Regent Commercial Real Estate, we stay on the cutting edge of the real estate trends and opportunities around the metro Charlotte area. Whether you’re looking for office, industrial, flex, or retail, we’re here to make the process easy as you search for your next commercial space.

The Neighborhood of Belmont, NC

In 1886, Belmont received its name, which in Latin means “beautiful mountain”. This fitting name reflects its close proximity to the area’s mountains (Spencer Mountain particularly, it’s thought) and the abounding natural beauty. Although Belmont didn’t experience the effects of the Industrial Revolution as quickly as its neighboring towns, the construction of the railroad through Downtown Belmont in 1871 was a turning point for this community. Throughout the early 1900s, over 20 textile mills popped up in Belmont, causing the population to grow exponentially.

Throughout the 21st century, Belmont has continued to retain much of its rich historical beauty. This can be seen in the classic design of the old, historical homes, brick sidewalks, and many individual buildings within the Belmont Historic District. Still, the thriving town of Belmont has succeeded at blending these well-loved features with new developments. As the downtown area experiences redevelopment, more residential homes are also being built along the peaceful waterfront areas.

Residents of historic Belmont enjoy the friendly neighbors, community events, live music, a new lakefront restaurant (Drift on Lake Wylie), and other unique dining and shopping experiences.

Investment Opportunities in Belmont, NC

Investment Opportunities in Belmont

Belmont’s opportunities for real estate investments are somewhat limited by its geography. Belmont is simply not a large city, which is part of the reason why many of its residents love it so much. This does, however, mean that investment opportunities for commercial property types are fewer than in other parts of Charlotte. Instead, it’s one of the top markets for residential buildings, which is especially highlighted by its generous waterfront accessibility.

The location of Belmont does provide a unique opportunity for some higher-end, neighborhood retail, as well as industrial properties that enjoy good access to I-85 and close proximity to Charlotte.

When you work with Regent Commercial Real Estate on your next investment opportunity, we’ll get to know your needs before honing in on a property. With over 10 years of experience in the greater Charlotte area, we understand the landscape and the benefits that each neighborhood offers. Partner with Regent CRE to find the perfect place for your next commercial property, whether in Belmont or beyond.

Office Space in Belmont, NC

The office space real estate market in Belmont mostly consists of smaller office spaces, especially medical offices, many occupied by doctors and dentists. The Belmont Executive Offices along Wilkinson Blvd. also offer opportunities for different types of tenants. The Sterling Professional Park is another Belmont office park located in the historic area.

Most of the office space options here are older buildings, but there are a few newer choices available as well. Pricing averages at around $18/sf/yr for leasing and $219/sf for properties for sale.

At Regent CRE, we’re ready to help you find your next great office space that will truly bolster your business success.

Industrial Space in Belmont, NC

Industrial Space in Belmont, NC

Because of Belmont’s history, there are quite a few older industrial building options here that were used in textile manufacturing, although the greater incidence of these is found in the neighboring city of Gastonia.

Some newer properties are also being built because of the almost immediate access to the I-85 corridor. Some of the larger space options for storage distribution industrial property builds are also going up on U.S. Route 74 (Wilkinson Boulevard).

Most of the industrial properties around this area are priced in the $17/sf/yr range for leases, and around $110/sf for properties for sale.

Whether you’re looking at a new, class A building or an older but functional building with plenty of parking spaces, our team at Regent CRE is here to make your search easy.

Warehouse Space in Belmont, NC

Although the options are somewhat limited due to the smaller size of this city, the warehouse commercial real estate listings in Belmont are bolstered by their easy interstate access.

The average price for warehouse space for lease in this area is $10/sf/yr, making it an affordable option. Pricing for properties for sale ranges quite a bit, but averages around $100/sf. Part of the reason for the wide range of pricing is that you have a wide variety of property types in this area. While some buildings are over 100 years old, others are newer builds. Sizing and features also vary, offering a broad scope of choices in this city and the nearby neighborhood of Gastonia.

Warehouse Space in Belmont, NC
Flex Space in Belmont, NC

Flex Space in Belmont, NC

Flex space is in high demand in Belmont, as there aren’t a lot of choices available in this local market. The lack of this type of space in Belmont is largely due simply to the small size of the city compared to its surrounding neighborhoods.

When flex options are available in Belmont, they generally run at around $14/sf/yr for properties for lease and $79/sf for properties for sale.

Retail Space in Belmont, NC

Belmont is occupied with some more upscale retail spots as well as different grocery-anchored retail centers. These anchor tenants are generally surrounded by smaller tenants, which usually only have 1000 or so square feet of small shop space. Chinese restaurants, nail salons, hair salons, and similar stores are popular in these retail shopping centers.

Belmont does not have any malls or large shopping centers. Most of the shopping options are more neighborhood-retail oriented. Nicer boutiques and restaurant options fit the slightly more upscale nature of this river city.

There are a number of high-quality listings for retail space in this neighborhood. Properties for lease are fairly affordable, averaging at only around $10/sf/yr, while properties for sale generally run between $100/sf – $300/sf.

Industrial Outdoor Storage (IOS) Space in Belmont, NC

IOS properties can be difficult to find in some parts of metro Charlotte, since by nature they require more acreage than other types of industrial properties. Belmont’s available land combined with its close proximity to the I-85 corridor and U.S. Route 74 makes it an excellent place for finding industrial outdoor storage space.

While Belmont and its surrounding areas are already well occupied by industrial companies, there continue to prove to be many future opportunities for industrial and IOS users in this area. Both smaller, 1-acre parcels and larger opportunities (20+ acres) are available in Belmont.
